Turnaround

Strong at
The widest report range here: roof, gutter, walls, windows and doors, and Full House. Eagleview One adds ESX files for Xactimate, and prices drop with prepaid plans and volume.
Watch for
You pay for every report, and the Premium price climbs with roof size. It doesn't give homeowners a price on your website.
Best for Material orders on complex roofs, insurance work and wall takeoffs.
GAF QuickMeasure
$20/report
Roof measurements with eaves, valleys and pitch, a GAF bill of materials, an interactive 3D rendering, and PDF, XML and DXF files.
Measures
Aerial imagery, one property per order, from GAF, the shingle maker.
Price
$20 per single-family report, $18 for Master Elite; $60 per multi-family building.
Turnaround
Under 1 hour for single-family homes, under 24 hours for multi-family and commercial (GAF's terms).
Strong at
Anyone can order, with no subscription. GAF says measurements are generally about 95% accurate and replaces a report that falls short if you ask within 30 days.
Watch for
Roofing only, and you pay for each report. Insurance scopes are a separate GAF service, ScopeConnect.
Best for A low-cost single-family report with a materials list.
Roofr
$13 to $19/report
Total squares, pitch and edges (hips, valleys, ridges, flashing), with an ESX file option, inside a roofing CRM.
Measures
Reports measured by Roofr from aerial imagery, or draw your own on its images.
Price
$19 a report on the free plan; $13 on paid plans ($109 to $349 a month).
Turnaround
24 hours or less on the free plan (an estimate); 2 hours guaranteed on Essentials and Scale.
Strong at
A free plan that orders reports as you go. Paid plans add proposals, e-signatures and payments, and the Instant Estimator ($149 a month) puts a roof price on your website.
Watch for
Roofing only. Faster delivery and the lower report price need a paid plan.
Best for Roofers who want reports, proposals and payments in one system.
RoofSnap
From $13/report
Half Snap: perimeter and one main pitch. Full Snap: every line, area and facet pitch. Gutter and lighting reports too.
Measures
RoofSnap technicians measure from aerial imagery, or you draw it yourself in the app.
Price
Half Snap $13, Full Snap $35 to $55 pay as you go; less with software at $105 per user a month.
Turnaround
2 to 4 hours during business hours; rush orders average 30 minutes.
Strong at
The lowest pay-as-you-go report price here, gutter reports with material pins and suggested downspouts ($15), and your first order free.
Watch for
A Half Snap has one pitch for the whole roof. Software is priced per user.
Best for Roofing and gutter crews that want a report plus estimating, contracts and payments.
Hover
$29 to $139/project
A 3D model with roof, siding, gutter and window measurements; design, estimates and agreements on Pro.
Measures
Photos taken with a phone at the property, turned into a 3D model.
Price
Roof only $29 to $69, full exterior $59 to $139 on Starter; Pro $999 a year, Business $2,999 a year.
Turnaround
After the photos are taken; standard time isn't listed on its pricing page. Expedited delivery is $39 on Starter.
Strong at
Walls, windows and doors from the model, design with real product brands, and your first 3 projects free.
Watch for
Someone has to photograph the house, so it can't price a lead before the visit.
Best for Siding, window and full-exterior jobs where someone is already at the house.
Nearmap
Quote on request
An imagery subscription with 2D and 3D measuring tools; Roof and Exterior Measurements built for insurance claims.
Measures
Nearmap's own high-resolution aerial imagery and 3D, measured in its MapBrowser app or by Nearmap.
Price
Not published; you ask Nearmap for a demo and a quote.
Turnaround
Within 50 minutes for residential roof measurements at its fastest guaranteed level, its claims page says.
Strong at
Frequent high-resolution imagery with past captures, 3D, and AI roof insights. Its claims measurements are delivered in Xactimate or by API.
Watch for
No public price, and the measurement product is aimed at insurers and software companies more than at a single roofing crew.
Best for Insurance claims teams and roofing software companies that need imagery and data at scale.
Instant Roofer
$10/certified report
Instant AI roof reports in a subscription that includes a CRM, quotes and a website calculator.
Measures
AI roof measurement from the address, with human-reviewed reports on request.

Turnaround
About 5 seconds for AI reports and about an hour for human-certified ones, its site says.
Strong at
Unlimited AI reports and staff accounts in the subscription, plus marketplace leads from $30 each.
Watch for
Roofing only, and the subscription is quoted per company.
Best for Roofers who want AI reports, a website calculator and marketplace leads from one vendor.
Measured Bid
From $99/mo
Sloped area, squares and the pitch of each roof plane, priced as an estimate with your rates. No report file.
Measures
Measures the roof automatically from aerial roof data once you enter an address and confirm the house.
Price
$99, $249 or $499 a month with 150, 600 or 2,000 estimates (about $0.66 an estimate on Starter); the roof measurement tool is free.
Turnaround
When the house is confirmed on the map.
Strong at
Prices the roof with your rates per square, tear-off, waste by roof type and steep-roof adjustment. The same measurement prices 7 other trades, including gutters, fascia and lighting, and a widget gives homeowners a price range on your website.
Watch for
It isn't a measurement report: no PDF report, materials list or ESX file, and no insurance work. Its published test covers gutter footage (14.2% median absolute footage error on 9 invoiced gutter jobs); no roof-area test is published yet. Confirm the roof on site before you order materials.
Best for A first price for your team or for homeowners on your website, before anyone drives out.

How to choose
Six questions that narrow the list.
A report or a price
A report measures one roof in detail for ordering materials or for a claim. An address estimate prices the job with your rates before anyone visits. Many roofers price the lead first and order a report after the homeowner books.
Photos at the house, or the address only
Hover needs someone to photograph the house. EagleView, GAF QuickMeasure, Roofr, RoofSnap, Nearmap, Instant Roofer and Measured Bid work from the address.
Insurance claims
Roofr sells reports with an ESX file for Xactimate, Eagleview One includes ESX files, GAF sells ScopeConnect scopes, and Nearmap delivers claims measurements in Xactimate. Measured Bid prices retail jobs only.
How fast you need it
GAF says under an hour for a single-family home. RoofSnap quotes 2 to 4 business hours, and Roofr 2 to 24 hours by plan. An address estimate is ready when the house is confirmed.
Cost at your volume
At 50 roofs a month, pay-per-report pricing runs from $650 to $2,450 at the list prices here. Subscriptions lower the report price at RoofSnap, Roofr, Hover and EagleView, so price your real month.
What happens after the measurement
Roofr, RoofSnap and Hover add proposals or payments. GAF adds a materials list. Measured Bid puts the price on your website and sends each lead to your CRM.
What Measured Bid is, and what it isn't
What it does
Measures sloped roof area, squares and the pitch of each plane from an address. The roof measurement tool does it for free.
Prices the roof with your rates: material per square, tear-off per layer, waste by roof type, a steep-roof adjustment and a job minimum.
Shows homeowners a roof price range on your website, and sends you the lead with the measurements.
Prices gutters, fascia and soffit, siding, lighting and more from the same measurement.
What it isn't
It isn't a measurement report. There's no PDF report, materials list, XML or ESX file.
It doesn't do insurance or Xactimate estimates.
Its published accuracy test covers gutter footage (14.2% median absolute footage error on 9 invoiced gutter jobs). No roof-area test is published yet.
Confirm the roof on site before you order materials.

FAQ
What is the best roof measurement app?
It depends on the job. For a low-cost single-family report with a materials list, GAF QuickMeasure is $20 and GAF says it arrives in under an hour. For complex material orders and insurance work, EagleView's Premium reports. For a 3D model of the whole exterior from phone photos, Hover. For reports inside a roofing CRM, Roofr or RoofSnap. For a priced first estimate from an address, Measured Bid.
How much does a roof measurement report cost?
At list prices on October 8, 2026: RoofSnap from $13, Roofr $13 to $19, EagleView $18 for Bid Perfect and $24.25 to $87 for Premium, GAF QuickMeasure $18 to $20, and Hover $29 to $69 for a roof-only project on Starter. Instant Roofer lists $10 human-certified reports with its subscription. Nearmap doesn't publish prices.
Is there a free roof measurement report?
A few vendors let you start free. RoofSnap's first order is free, and Hover's first 3 projects are free. Roofr's free plan charges $19 per report. Measured Bid's roof measurement tool gives roof area, squares and the pitch of each plane from an address for free. You get the numbers on screen, with no report file.
Pictometry International was an aerial imagery company. It merged with EagleView, and the deal closed on January 7, 2013. EagleView now sells top-down and side-angle aerial imagery and the roof reports measured from it, so a contractor who wants a roof report from that imagery orders an EagleView report.
Does Nearmap sell roof measurement reports to contractors?
Nearmap sells aerial imagery and its MapBrowser app, where subscribers can measure in 2D and 3D. Its Roof and Exterior Measurements product is built for insurance claims and is delivered through Xactimate, XactAnalysis or an API. Nearmap doesn't publish prices; you ask for a demo.
How accurate is aerial roof measurement?
Vendors publish their own figures. GAF says QuickMeasure is generally about 95% accurate and replaces reports that fall short. Nearmap says an independent engineering firm verified its roof areas at 98.4%. Measured Bid hasn't published a roof-area test; its published test is gutter footage, with a 14.2% median error on 9 invoiced jobs. Check the roof on site before you order materials.
Can I use an aerial roof report for an insurance claim?
Several vendors build for it. Roofr sells reports with an ESX file for Xactimate, Eagleview One includes ESX files, GAF sells ScopeConnect estimates written by Xactimate certified estimators, and Nearmap delivers claims measurements in Xactimate. Measured Bid prices retail jobs only.
What's the difference between a roof report and an instant estimate?
A report measures one roof in detail so you can order materials or file a claim, and you pay for each one. An instant estimate prices the job from the address with your rates, for a first price. Measured Bid's Starter plan is $99 a month with 150 estimates, and the 14-day trial needs no card.
