How to price window cleaning jobs

Most window cleaners charge per window or per pane. Jobber, HomeGuide and Angi list $8 to $16 per window for a standard home window, Housecall Pro lists $10 to $18, and per-pane rates run $4 to $8 (checked October 2026). Build your own rate from the time a window takes your crew, charge more for upper floors, and price screens, tracks and hard water as add-ons. Set a minimum so small jobs cover the trip. This guide works each step with example costs and Measured Bid's sample rates.

Per window, per pane or per hour

A pane is one piece of glass. Fixr says most standard windows have two, so a per-pane price is about half a per-window price on the same house. Jobber counts a pane larger than 3 to 5 feet as two panes.

Per window is the easiest unit to count and to check after the job. Count each opening once and put special windows on their own lines. Per pane fits French windows and divided glass, where one opening holds many small panes. Housecall Pro suggests hourly pricing for heavy buildup, construction cleanup and jobs with an unclear scope.

For a whole house, Housecall Pro puts 10 to 15 windows at $150 to $275 and 20 to 25 windows at $250 to $450. Your costs and your market still set your price. Use these ranges to spot a rate that is far off.

Build your per-window rate

Start with the time a window takes. Time a few jobs from setup to cleanup and divide by the windows cleaned. Count ladder moves and screen handling in that time.

These inputs are examples. One cleaner costs $45.00 an hour with payroll costs and cleans 6 windows an hour, outside only, on a one-story house. Squeegee rubber, solution and towels add $0.30 a window.

The example reserves 15% of the price for overhead and 20% for profit, which leaves 65% for direct costs. Divide direct cost by that share. The result matches Measured Bid's sample one-story rate of $12.00 a window, inside the $8 to $16 range the cost guides publish.

Charge more for upper floors

Upper-floor glass takes longer. The crew moves taller ladders or works from a water-fed pole. HomeGuide lists $10 to $40 per window above the second floor, and Fixr says windows on the third and fourth floors cost $3 to $5 more than lower ones.

Measured Bid prices every window on the house at the rate for the house's story count. A two-story house with most of its glass downstairs takes less time than the two-story rate assumes. Adjust that estimate before you send it.

Inside glass, screens, tracks and hard water

Inside work is slower. Jobber says the crew has to move through the home and work around furniture, and that interior cleaning often adds 50% to 100% to the price. Measured Bid's sample adds $4.00 a window for the inside, 33.3% of the outside rate. That is below Jobber's range, so time your own inside work before you use it.

The sample screen rate is $5.00 a screen, at the top of the $2 to $5 range in the table above. Washing screens means taking them out, cleaning them and putting them back, so count that handling when you time it.

Price tracks and hard water on their own lines so the customer sees what each adds. Hard water stains are hard to see in photos. Look at the glass before you agree to remove them, and test a corner first. In Measured Bid, tracks and hard water have no built-in lines: set them up as priced extras, or write a custom line on the estimate.

Set a minimum for small jobs

A six-window job still needs a drive, a ladder and setup. A minimum covers that visit.

At the sample rate, a job reaches the minimum at 10 windows. Published minimums run $75 to $150 (Angi), $100 to $150 or more (Housecall Pro) and $100 to $250 (HomeGuide).

When windows ride along with a house wash or gutter cleaning, charge one minimum for the trip, the largest among the services on the job. Measured Bid applies the window minimum that way.

The lines come to $378.00, above the $120.00 minimum. On your website the homeowner would see a range of $300 to $450, and your team sees the line items in the dashboard. Outside only, the same 18 windows come to $216.00 on one story and $252.00 on two.

Quote window cleaning without a site visit

Measured Bid doesn't count windows. The count comes from the customer or your team. The homeowner types it on your website's price form, and your team types it in New estimate. Ask for a photo of each side when the house has unusual glass.

Windows often ride along with other cleaning. On a pressure washing estimate, Measured Bid measures the wall area for the house wash and the gutter runs for gutter cleaning from the address.
